I’m Teresa Bayram, Director of Neutral Property Group, and I bring a wealth of experience in property management and inventory services. My career began with a focus on inventory services, where I built a strong foundation in property inspections, condition reports, and tenant transitions. At the same time, I also covered an estate agent’s property management department, overseeing a wide range of properties and managing the day-to-day operations. This combination of experience in both areas provided me with invaluable insight into every aspect of property management.

Through growing client interest in having me manage their properties independently, I made the decision to rebrand Neutral Property Group and incorporate both property management and inventory services into one cohesive offering. This shift allowed me to respond to the demand for a more comprehensive service, providing a full-service property management solution. Check-Out Report

A Check-Out Report is a detailed inspection document created at the end of a tenancy, comparing the property's condition to the original Inventory Check-In Report. It records any changes, damages, or excessive wear and tear that may have occurred during the tenancy. The report includes written descriptions, photographs, and meter readings to ensure accurate utility billing. It helps determine whether any deductions from the tenant's deposit are necessary for repairs or cleaning beyond fair wear and tear. The check-out process provides transparency for both landlords and tenants, helping to resolve any disputes and ensuring a fair conclusion to the tenancy.

Inventory Check-in Report

An Inventory Check-In Report is a detailed document created at the start of a tenancy that records the property's condition and contents as the tenant moves in. Based on the Inventory Schedule of Condition, it includes descriptions of each room, fixtures, fittings, and any existing damage, often supported by photographs or video evidence. Additionally, it records essential details such as meter readings for utilities, ensuring accurate billing from the start of the tenancy. During the check-in process, the tenant has the opportunity to review the report, add any observations, and sign it to confirm agreement. This document serves as a key reference for both landlords and tenants throughout the tenancy, helping to ensure a fair comparison when assessing any changes or damages at the end of the lease.

Mid-tenancy / Midterim Inspections

A Mid-Tenancy Inspection is a routine check carried out during a tenancy to assess the property's condition and ensure it is being well-maintained by the tenant. It allows the landlord or property manager to identify any maintenance issues, confirm that the tenant is adhering to the terms of the lease, and address any potential problems before they escalate. The inspection typically includes checking for general wear and tear, cleanliness, signs of damage, and any necessary repairs. It also provides tenants with an opportunity to raise any concerns about the property. Mid-tenancy inspections help maintain the property's value and ensure a smooth tenancy for both parties.

Terms and Conditions:

  • The above inventory pricing applies to unfurnished properties (unfurnished includes white goods).

  • Furnished properties will incur an additional charge of £20, with heavily furnished properties potentially incurring extra costs.

  • Additional rooms (including but not limited to en-suite bathrooms, garages, etc.) will be charged at £10 per room.

  • Key cutting service: £10 charge, plus the cost of key cutting.

  • Parking, congestion, and pole charges will apply where applicable.    

Reports:

Once completed, our reports are sent digitally to all relevant parties—agent, landlord, and tenants, or anyone specified by the booking instructor. Our system notifies us once the report is signed, allowing us to keep the booking instructor updated on the agreement's progress. All parties will have 7 days from the date of receipt to submit any additional comments, along with photographic evidence if necessary.

Turnaround:

We aim to issue inventory reports within 24-72 hours, depending on the property's size and level of furnishing. Check-in, check-out, and mid-term reports are typically sent within 24 hours of the inspection, if not immediately upon completion. We are happy to accommodate last-minute bookings, so feel free to reach out, and we will do our best to prioritise your needs.
